Delivering a landmark £15m beachfront development at Carbis Bay Hotel, St Ives. Innovative M&E design supporting luxury hospitality in a sensitive coastal setting.

SDS were instructed to work on this prestigious £15 million beachfront development at the Carbis Bay Hotel in St Ives. The facility includes eight new beachfront apartments and a multi-purpose building incorporating a new kitchen for the hotel complex, additional bedrooms, a multi-function suite, fish and chip shop, café, takeaway, and retail space.

The buildings have been designed to be both sustainable and dynamic, responding sensitively to their beautiful and unique beachside location within an area of outstanding natural beauty. Internally, the spaces are designed to provide a high level of comfort, with the latest technology introduced to deliver a true 6* guest experience.

  • Full mechanical and electrical design of the buildings was carried out.

  • New site-wide infrastructure was implemented to enable the rationalisation of existing systems.

  • The design incorporated the integration of a site-wide district heating main and utility upgrades, including a new WPD substation and CHP plant, to connect the estate to a single supply.

  • Communal energy centres with district heating systems were provided. The energy centres were designed as modular units to maximise efficiency during part-load operation and to allow for future site expansion.

  • Cascade modulating control systems, using heat load control to optimise efficiency, were adopted along with variable demand-driven pumps.


  • Detailed spatial coordination within the highly serviced buildings.
  • 3D Revit modelling of all building services installations.
  • Full surveys of the existing building infrastructure were undertaken to identify points of interface for new service connections and to determine the necessary upgrade works required to accommodate the extended facility.
