44 modern houses and apartments creating a well-integrated residential development for all ages to live a sustainable lifestyle in the heart of Exeter.

Working for Exeter City Living, SDS aimed to boost the council’s response to the city’s housing needs by building and managing more and better homes. The project helped reduce pressure on the council’s housing waiting list and improved the lives of residents by delivering homes that were low-energy, healthy, and climate-resilient.
The goal was to create a well-integrated residential development for all ages, supporting a sustainable lifestyle in the heart of Exeter.
SDS were appointed at RIBA Stage 4 to deliver new family homes, constructed to the highest quality and environmental standards, with the aim of reducing energy costs. The development took place on the existing 0.82-hectare brownfield site of the former Clifton Hill Leisure Centre.
Involvement
- Design developed in accordance with ECL’s Environmental Factors Design Guidance
- The M&E design was integrated with the architecture to provide low-energy heating and hot water via Ground Source Heat Pumps (GSHP), MVHR whole-house ventilation, low-energy lighting, and incorporation of Building Biology recommendations
- Special studies were conducted on durability and longevity issues, as well as the minimisation of environmental impact
- Development of specifications and drawings for all mechanical services, including internal heating, water, and above-ground drainage
Benefits delivered
- All dwellings were designed using the Passivhaus methodology and were Passivhaus certified. This included designing external environments in line with Building Biology guidance, incorporating the 25 Guiding Principles and the SBM2015 standard.
- Work was carried out to meet Healthy Building Objectives, aligning with Exeter City Living’s environmental standards in terms of technical requirements for energy performance, indoor environment quality, wellbeing, and climate change adaptation.
- We worked closely with the Passivhaus and Building Biology consultants to incorporate the required standards.
