£14m community living building comprising of 41 new later-living units, community hall and gardens for Cardiff City Council.
Consists of four storeys over the ground floor commercial plinth, with 41 residential units arranged in a mix of one and two- bedroom apartments.

Involvement
- Worked from RIBA Stage 2 to 4a on the design of mechanical and electrical services, including design of general power and distribution, access control, security and fire alarm systems.
- Worked collaboratively with the architect and structural engineer.
- Thermal modelling of glazed south-facing penthouse apartments with façade engineering proposals to limit overheating.
- Full SAP assessments to reach the client EPC A requirements.

Benefits delivered
- The client wanted to achieve SAP A. During the previous design periods, the M&E design only completed initial SAP assessment which outlined a nominal PV requirement.
- The client want to know the total PV on their building due to the complicated roof layout and access.
- SDS provided all apartment SAP assessments during Stage 4a to give a more accurate number of PV panels.
- SDS produced a Stage 4a coordinated Revit model from the Stage 2 2D layouts within 1 month of working on the project.
- Before starting work on the project, SDS produced a due diligence report which highlighted key issues to the client M&E team.
